- Are you licensed and insured in Arizona? +
- Yes. We hold an active Arizona ROC license, carry $2M general liability with $5M umbrella, full workers' compensation, and bonding capacity for projects up to $1.5M. COIs are available within 24 hours of request.
- What areas do you serve? +
- We serve the entire Phoenix metro and most of Maricopa County — including Scottsdale, Phoenix, Mesa, Tempe, Chandler, Gilbert, Glendale, Peoria, Paradise Valley, Fountain Hills, Cave Creek, Surprise, Avondale, and Goodyear. Larger commercial projects considered statewide.
- Do you offer manufacturer-backed warranties? +
- Yes. We are an approved applicator for several major systems including GE/Momentive, GAF, Sika, and Stonhard, which allows us to issue 10, 15, and 20-year NDL (no dollar limit) warranties depending on the system and substrate.
- How quickly can you respond to an active leak? +
- Same-day dispatch for active leaks within 60 miles of Scottsdale during business hours, and within 4 hours for clients on our preventive maintenance program. Our 24/7 emergency line routes directly to the on-call superintendent.
- Do you work with property management software for invoicing? +
- Yes. We currently bill into Yardi, AppFolio, MRI, and Entrata workflows, and we provide W-9, COI, and lien releases automatically with every invoice.
- Can you provide a capital reserve study estimate for our portfolio? +
- Yes. We provide remaining-life estimates and replacement-cost ranges for roofing, waterproofing, and protective coating assets at no charge for property managers and HOA boards.
- What's the difference between restoration and replacement? +
- Restoration restores watertight performance by installing a fluid-applied coating over a sound existing substrate. Replacement removes the existing assembly down to the deck and starts over. Restoration is typically 40–60% less expensive and possible on roughly 70% of the commercial roofs we inspect.
- How do you handle work in occupied buildings? +
- We phase work to minimize tenant disruption, use low-VOC materials where possible, post written tenant notifications 72 hours in advance, and coordinate with property management on access and elevator scheduling. Most of our work is in occupied buildings.
- Do you provide proposals at no cost? +
- Yes. Site inspections and written proposals are free for commercial projects. For larger projects we may include moisture surveys, pull tests, or destructive testing in the scope at additional cost — quoted before any work begins.
- Are your applicators OSHA certified? +
- All foremen and superintendents carry OSHA 30. Every crew member completes OSHA 10 within 30 days of hire. Job-specific safety plans are produced for every project over 5,000 sq ft.
- Do you self-perform or use subcontractors? +
- We self-perform 100% of our waterproofing, coating, and sealant work with our own employees. We occasionally use vetted subcontractors for concrete repair scopes that exceed our crew capacity, always under our direct supervision.
- What manufacturers do you work with? +
- GE/Momentive, GAF, Sika, Stonhard, Henry, Carlisle, Tremco, Pecora, Dow, Prosoco, BASF, Neogard, Karnak, CETCO, Emseal, Dur-A-Flex, and Sherwin-Williams General Polymers, among others. We are manufacturer-certified applicators for several of these.
- Can you bid public-sector and prevailing wage work? +
- Yes. We are set up for AZ prevailing wage projects, can produce certified payroll, and have experience bidding ITB and RFP work for school districts and municipalities.
- Do you offer bilingual service? +
- Yes. Our project teams operate in English and Spanish, and bilingual project communication is available on request — particularly useful on HOA and multifamily projects.
- What's your minimum project size? +
- We focus on commercial and institutional projects. Most of our work falls between $25,000 and $750,000. Smaller emergency or PM work is accepted for existing clients on a case-by-case basis.
- Can you coordinate with our architect or consultant? +
- Yes — and we prefer it. We routinely work with envelope consultants, roof consultants, and architects on submittals, mock-ups, and field QA. Their involvement usually results in a better outcome for the owner.
- How long does a typical commercial roof restoration take? +
- Most 30,000–80,000 sq ft roof restorations are completed in 2–4 weeks of weather-permitting work. We provide a detailed schedule with every proposal.
- Do you do residential work? +
- We focus on commercial and institutional projects. We do not currently bid single-family residential. For multifamily and HOA-managed communities, see our Industries page.
